Meeker real estate listings up but the actual sales down

MEEKER I According to the Craig Association of Realtors, Meeker real estate listings are up but sales are down over the past year.

Vicki L. Gutierrez, secretary for the Craig Association of Realtors (CAR), reports that most of the Meeker agents are members of the CAR and that the most current report comes from the state association looking at the month of March regarding Meeker.
The report states that new listings in March numbered 11 compared to March 2015, when there were five new listings for an increase this year of 120 percent.
Year to date, there have been 19 new listings this year through March compared to nine through March of 2014, an increase of 111.1 percent.
The report also states that there were five listings that sold in March 2014 compared to four listings sold in March this year, a decrease of 20 percent.
Year to date, there have been nine listings sold through March of 2014 compared to eight sold through March of this year, a drop of 11 percent.
While listings are up and sales are down, the median/average sales prices are up considerably in 2015.
(According to the report, the figures for median sales price, average sales price and percent of list prices received vary due to the figures and “do not account for seller concessions and/or downpayment assistance. Activity for one month can sometimes look extreme due to a small sample size.)
The median sales price in Meeker for March 2014 was $194,500 and for March 2015 was $217,500.
The median sales prices for the first quarter of 2014 was $159,450 and for the first quarter of 2015 was $218,000, and increase of 36.7 percent.
The average sales price for March for Meeker in March 2014 was $197,000 and in March 2015 was $223,725, an increase of 13.6 percent.
The average sales price for units sold in the first quarter of 2014 was $179,010; for the first quarter of 2015, the average Meeker sales price was $200,000, an increase of 12 percent.
The percent of the 2015 list price that was received is up slightly over March of 2014 but down slightly for the first quarter of 2015.
In March 2014, the report states that the percent of the list price received was 90.7 percent while that percent rose to 95.6 for March 2015, an increase of 5.4 percent.
In the first quarter of 2014, the percent of sales price that was received in a sale was 94 percent of the listed price while for the first quarter of this year was down slightly at 93.1 percent, a drop of 1 percent,
The number of days that homes were on the market before being sold in March was 211 days in March 2014, falling to 130 days in 2015, a decrease of 38.4 percent.
For the first quarter, the number of days that homes were on the market before being sold was 198 days in 2014, and that figure fell slightly to 191 days in the first quarter this year, a drop of 3.5 percent.
The last figure offered by the report is the inventory of homes for sale.
In March 2014, there were 37 homes for sale with a 12.7-month supply of inventory.
In March 2015, there were 32 homes for sale, a drop of 13.5 percent from March 2014, which accounted for a 15.3-month supply of inventory.
The report also presented the Historical Median Sales Prices since 2010 reporting the median prices in January, May and September since January 2010, when the median sales price for a home in Meeker was $195,000. The most recent report was for March 2015, when the median sale price was roughly $180,000 with a lot of fluctuation in between those two dates.
The highest median sales price was noted at about April 2010, when the average was roughly $211,000, and the lowest median sales price was reported at $140,000 in January and February of 2012.
Meeker prices surged again in the next 12 months, hitting a median of $200,000 in February 2013, then hit a recent low of $143,000 as recently as September 2014.
