From foundation to finish: Transforming old houses into new homes

MEEKER | For Jayne and Steve Coley, real estate isn’t just about buying and selling. It’s about turning houses into homes, handling the hard work families can’t, and leaving a lasting impact on Meeker’s community.

From inherited family homes to long-vacant properties, the couple brings new life to Meeker houses, transforming them into modern, turnkey residences. Families often turn to the Coleys when they have inherited a property and live out of town. Through a low-hassle, compassionate approach, Jayne and Steve purchase homes as-is and handle full cleanouts, relieving families of the physical and emotional burden. This allows loved ones to focus on letting go, healing, and moving forward after a loss.

“I went and got myself certified as an investment real estate broker,” Jayne said. “As a result of that, I would say that I’m out looking at investment properties, looking for homes that grandma and grandpas need to be modernized, and go back out to the next generation.”

Steve, whose roots in Meeker date back to 1972, brings extensive property management experience. “My experience is mainly as a property manager. I’ve managed large ranches and large subdivisions, and we came back here. During all those times, we were always working on houses, and we came back here just to solely do that—work on houses in Meeker,” he said.

The couple’s paths converged through both romance and a shared passion for housing. Steve recalled meeting Jayne during one of the rolling potlucks he attended while managing Rio Blanco Ranch, a seasonal operation. Jayne had vacationed in Colorado intermittently for five years before deciding to make the move to Colorado.

“She rolled into town and met a young lady who worked out at the plant center, and they clicked at the Meeker Cafe, and I met her at a potluck that night, and our first date was a 100-mile mountain bike ride in Moab,” Steve said.

Jayne said her fascination with home transformation stems from her upbringing. “My family moves houses, McCulloch Movers in Toronto, and so I always saw houses getting moved, never remodeled. For me, turning them into homes, I can walk in the door and see a house finished because I’m a visionary and I’m very strategic, so I see a finished product. So now my brain, it’s just naturally wired to bring the best out in a home.”

Meeker’s housing market, the Coleys say, is steady but requires expertise to navigate. “Meeker is definitely holding its own, bringing in new people. Rural properties as a result of COVID have become popular because people can work remotely. That’s why we always add Wi-Fi into all of our properties, because that is the truth. Before, rural properties like Meeker were harder to get sold,” Jayne said.

The couple sees beyond cosmetic upgrades, addressing hidden issues that can stall sales. “When we look at a property, the first things we do are like, put a camera down the sewer. We have found almost every property we’ve tied into in this town, the sewer line out to the district’s lines have to be improved. We do a lot of that. And we do galvanized plumbing, foundation, heating systems. We’ve done a lot of structural work, because back in the day oftentimes foundations weren’t done real well,” Steve said.

Jayne added, “Poor drainage, people didn’t think of those things—gutter, storm water, the insulation, the heating. They’re old grandma-grandpa houses, and sometimes people just couldn’t afford to modernize them. And when you go from the studs out and bring an engineer in, most people don’t think that way.”

Many of their clients are families dealing with inherited properties, a situation fraught with emotion. “Most people don’t realize that when somebody ages, the house gets deferred maintenance, and with that deferred maintenance and the collectibles, and then more collectibles, and then more collectibles, there’s stuff everywhere, and few people in the family want all that stuff,” Jayne said. “It really adds up when you walk in the door, and not only have they had deferred maintenance, they’ve got all this stuff to take care of, and houses need to be loved.”

Steve added, “Let alone, if you are far away from that property, just the logistics of it. You may want to just get what you think you’re emotionally attached to, get that out, and then we just need to be done with this. Who knows what the emotional attachment or detachment may be? It’s not just that the family’s ready to move past this piece in their family history.”

Jayne and Steve rebuild homes from the foundation up, creating like-new residences with new-construction quality—whether for long-term rentals or resale. During their careers, they have completed 26 properties spanning Grand Junction, Glenwood Springs, Carbondale, and Meeker. The couple began their business while raising a family, buying and selling homes during winters in Grand Junction, and later managed more than 100 homes and 60 condominiums at the Ranch of the Roaring Fork before returning to Meeker four years ago.

With more than two dozen properties transformed, the Coleys still find excitement in their work. “Every piece along the way, I basically jump up and down and call everything an art project. I’m like, ‘Yay, great job,’” Jayne said.

Steve echoed the sentiment. “Watching her get excited.”

Their work is not just about houses—it’s about community. “We are active members of our community, we have a pride of place, and we want to do our best and bring it to this town. We know people see the value of that, and the feedback that we get on all of our projects is really strong,” Steve said.

Jayne concluded, “It’s not a transaction to me, it’s a transformation that happened from that house to a home for me.”
